The two most important considerations when seal coating any asphalt driveway or parking lot is the quality of the sealer being used and the quality of the workmanship of those completing the work.
We have encountered companies in this industry (quite a few here in Florida) that use diluted sealer or that are even using the five gallon buckets of ashpalt emultion based sealer (asphalt emultion sealer is a water based sealer) purchased from the local Lowe’s or Home Depot.
South Florida SealCoat, uses only heavy-duty, commercial grade sealer which meets or exceeds Federal Government Specification RP-355e (GSA-FSS). This sealer is specifically designed to protect bituminous pavements to form a tough, durable and flexible coating that protects asphalt pavements from the damaging elements of weather, water, salts, gas and other petro-chemicals.
Our driveway sealing products are meticulously hand-applied by using one of three methods. brush application, brush / squeegee application or hand sprayed. (Application methods are completely dependent on each individual driveway or parking lot’s needs.)
Regardless of the process we use to apply the sealer, the sealer is diligently worked into all the pores and crevices of the asphalt surface so that the material is spread smoothly and evenly.
Please note: We do not seal driveways that are severely damaged or deteriorated, as seal coating will not remedy those problems.
We do offer crack and pothole repair services, edge repair or replacement services, asphalt resurfacing (also known as installing an asphalt CAP) and complete asphalt removal, base repair / replacement and new asphalt installed on the base.
